Renovating Your Home Before Selling: Part 3

Kitchen or Bathroom

We all know the age old saying the kitchens and bathrooms sell houses. This is generally still the rule. So if you’re choosing only one room in the house to renovate we highly recommend considering the kitchen. The key to a kitchen renovation for re sale is that you want to make sure it’s done properly. It can be enticing to just deal with the parts that are most in need of attention. But a partial kitchen renovation can actually be detrimental to the sale of your home. For example, if the whole kitchen is in need of a face lift, but the budget is tight we often see clients add a backsplash, or just switch out counter tops. Now, depending on the price range your home is in this can be beneficial. But for the most part this might actually deter buyers. Buyers generally want a kitchen to be fully renovated, or completely left alone so they can put their own ideas into it. So, if you don’t have the funds to do a thorough over haul on the kitchen, I highly recommend considering a bathroom renovation instead. This is much more cost effective, and will definitely have a positive impact on the sale of your home.
